Commercial build-out under construction in Conroe, TX

The short answer

What a build-out involves

A commercial build-out in Conroe TX turns a shell or a previous tenant's space into a functioning business: demising walls, HVAC distribution, electrical and data, plumbing, restrooms and accessibility, ceilings and lighting, finishes, casework, and signage. Most projects run four to six months from signed lease to open door, with permitting and long-lead equipment — not framing — controlling the critical path.

Timeline

Timeline of a commercial build-out

Weeks 1–2

Lease review and feasibility

Before anything is drawn, we read the work letter: what the landlord delivers, what the allowance covers, who pays for HVAC distribution and electrical service, and what condition the space must be returned in. This is where most build-out budgets are won or lost.

Weeks 2–6

Design and construction documents

Space plan, then stamped drawings — architectural, MEP, and structural where required. Health department layouts for food service and accessibility routes get resolved here, not in the field.

Weeks 5–10

Permitting and landlord approval

City of Conroe or county review runs concurrently with landlord approval. Fire marshal and health department reviews add time for restaurants and medical suites. We track comments and turn corrections quickly.

Weeks 8–12

Procurement and long-lead items

Rooftop units, electrical gear, storefront glass, and specialty millwork carry the longest lead times. We order against the approved drawings so nothing sits waiting at the end.

Weeks 10–22

Construction

Demolition, framing, MEP rough-in, inspections, drywall, finishes, casework, and fixtures. Weekly owner walks and a live schedule so you can plan hiring, marketing, and your opening date.

Weeks 20–24

Inspections and closeout

Final inspections, certificate of occupancy, punch list, warranty package, and owner training on systems. Then you move in.

What we watch

Where build-outs usually go sideways

  • Signing a lease before anyone prices the work letter — the allowance rarely covers everything the tenant assumes it does.
  • Assuming the existing HVAC tonnage and electrical service are adequate for the new use. They often are not.
  • Ordering equipment late. Rooftop units and switchgear can outlast the entire framing phase.
  • Skipping accessibility review. Restroom clearances and route slopes are the most common correction items.
  • Changing the layout after permit. Every revision restarts a review clock.
  • No phasing plan for a building that stays occupied around the work.
